@Randull Toe , I don't understand what you mean by a business license to avoid personal lawsuits.

And when they are trashed they stick out like a sore thumb in a nice place so you replace them quicker, not slower.

Either way, I do expect some turnover right up front, but right now the housing market is really tight so re-renting shouldn't put any vacant long.

The neighbor seemed happy to talk about the house and gave me all this: "It's an eye sore" "The husband passed away a while back and the wife isn't (or wasn't) healthy."

So to dip my toes in the water I moved into an apartment and rented out the house.

Some times i tell them when i go and visit and some times i don't, then send them an Email telling them i was there and this is what needs to be done, keeps them on their toes a little.

I am trying to learn and not step on any toes so don't take the question personal.I would understand if the property was locked up but the property has been on the market for over a month and it's not pending so I am curious why you are listing it on your site for $20,000 over what it is listed for by CBWS? 

The reason I'm asking is because I asked a realtor to e-mail his investment listings & one of the homes on the list is short saling for 9,750 list price but a little digging told me that next month this house will be sold in a mortgage sale with a starting bid of 5k,thus,my first post
