One after another same scenario, purchase home and home after home for the next year and at the end of that year we'll see where we are with the number of homes we've obtained and then sell X amount of homes and pay off the rest or at least as many as we can.Okay now let the comments begin. please be encouraging not negative, lord knows i have enough of that to deal with.

I guess you could try to do it w/o informing the VA but they have due on sale clauses just like any other loan.If you are able to do it, I would think you can add a lot of value by marketing the property to Veterans . . . as a loan assumed by another Vet restores the VA benefit back to the original loan loan (normally it's restored when the loan is refied OUT of a VA loan or sold).

NC also recently re-upped their Historic Tax Credits, so with the combination of NC and Fed tax credit, you can get somewhere in the area of 35-40% of restoration costs back as a credit.

Our PMs maintenance team is really great as far as PM maintenance teams go but the standard for PM maintenance teams is extremely low in my professional experience as a lifelong carpenter doing restorations and high end fine carpentry, you’re not gonna find that level of quality on a budget that works with rentals but that’s what I bring to the table.

If you're looking to get in for a small down payment, why not refi into a conventional loan to restore your entitlement and then buy the next property on the VA loan?
