A lot of my time in the market downturn was dedicated to assisting flagging businesses to re-purpose their owned or leased properties.

You can always re-purpose the space later on if you want to.

I just wish local appraisers were as optimistic as our tax assessors who inflate (taxable) value beyond comprehension.A colleague spent 3 months & a lot of money rehabbing a classic old home only to have it appraised too low.

This is the classic BRRR approach.
