Personally I’d never buy property in Thailand for two main reasons:Firstly, even short term is super cheap so I rather rent for my own usage and I can’t make serious money as an owner.Secondly, Thailand treats foreigners as second class property owners and you can’t hold freehold.

If you don't have a meter, I would do it based on people in each rental for shared costs based on usage and then sqft allocation for "hard" property taxes, insurance, interest.

So since the tenant is responsible for their electricity payments they would have an inclination to minimize their usage to save themselves some money.My main driving force for installing solar on a rental is pretty much the same reason why I'd install it on my own home and it's because I think we all need to be more aware of our emergy use; such as where it comes from and how much we're using.Hopefully someone will drop by and give some better info.
