Winters up here are harsh... really harsh... the insulation/ roof / and heating system has to bein good condition and will need updated.

@Adrian ChuIt worked out well, with a little drama on the way.Here is the full story...Finally hit my numbers, almost...It rents for $625 per month and I pulled most of my money back out of it.

Keep in mind it doesn't mean I only like markets that meet all of these - just in a perfect world these are things I like:I like areas that have more mild winters (as snow and harsh winters do contribute to some wear and tear on roofs and exteriors)I look for areas that have taxes and insurance that have low / very reasonable rates as a % to market value (something you don't see often in the northeast).  

We are willing to _____________(something a little less harsh) instead if we have your full cooperation and understanding not to do this again in the future."

@Stephen MasekOur experience has been of staying clear of anything that's bigger than a 3 bed , 1 bath home in an C class area.There is too much drama with tenants and although the numbers look great on paper they most likely won't be achieved in real life.One of my good friends is a police officer in the area and he also told me that 90% of call outs are to multifamily residences hahaJust my opinion.Thanks

Families bring drama all by themselves without adding money to the mix....

I don't want to get involved with tenant drama, but I want to ensure my tenants have a good place to live.

My terms too harsh?  

A day to day flip is boring to viewers so nobody would watch the show without the drama installed.
