One stray hair in a bathroom and you can say goodbye to your 5-star rating. 

If the tenant is someone that they just want to get rid of, they'll likely tell you what you want to hear just to get them out of their hair.

If it's their fault, I do make them pay for it (hair in drains, etc.).

The reality is, for most people here on Bigger Pockets looking to buy a handful of rentals in all these low cost cash flow markets, it's like splitting hairs. 6 to one, half dozen to the other.
