It's okay to abuse women etc etc.. 

You will learn what you like, what you don't, and how to run that business with a lower amount of risk.Once you have one rental up and running successfully, you will be far more empowered to purchase the next under better terms and conditions. 

The tenants that I've had have all had solid jobs....Neo-natal nurse with 2 kids (successful garnishment), two women/one kid who worked at Emory in administrative roles, hotel manager/4 kids (current lawsuit) and a single marketing rep/no kids.  

Most were women, a few men but most of the men encountered simply had different circumstances.

Because my wife and I own the company together I thought about making her a majority owner in order to consider minority/women owned business grants etc but I really don't know if there is any advantage to that.Although we never want to assume a partnership will end badly, it is very important to have a well written agreement in place spelling out details of what will happen in such case.

We get great referrals from people whom we helped (the women tell everybody) & the owners have been very helpful working with us.

The negotiators are not empowered to remove it based on conversations I have had.My thoughts are that BOA will not actually pursue the collections, but the investor or a collection agency will pursue collections post closing.
