What you mail and to whom makes a difference with strategy.I do not do postcards.Sometimes they tend to get thrown in by mail carriers in with the junk mail.Some people throw that in the trash without even opening to see if something is in the middle of it.The letters have been effective for me.I would rather mail to 12 addresses once a month than for 144 impressions a year versus mailing to 144 properties one time and that's it.For me I am not a wholesaler or any of these other types of things.I am investor and also a commercial broker looking for long time clients.What I do might be different from someone trying to hit NOD lists on residential properties.

I would go through with the assignment and tell the owner politely that your partner is in the process of evaluating the criteria and that you should be able to close soon and if not that you will let them know by phone, email or certified mail carrier.
