You should forward the invoice from the contractor to your accountant for him to determine.

(FWIW: A day after I sent out the check, she responded with new address.)Now, as we'd expect, she "did not get the check" and is asking for a reissue of the packet I sent her (check, detailed invoice and pics of damage). 

Figure out what has been done, ask the contractor for invoices that show what he has done to warrant that money.

If the plumber says it is grease, invoice the tenant for the repair work.

In NC, I can't charge tenant for "normal" cleaning or carpet cleaning, but I can charge for "excessive," so I have the contractor split it out on the invoice and charge the tenant's deposit for the excessive charges. 

We don't pay weekly we pay monthly  invoice in on the 25th payments on the 10th.. we get our draws to the bank by the first they send their inspectors out within a few days and then transfer draw money to us and we send out. 

There is often so much the appraiser might never know unless somebody tells them.So tell them all about the rehab, provide pictures, invoices, etc.

Maybe you will fall down your chair when you get the quote/invoice.
