The reason I ask because you explained a similar, if not identical situation above is that I will be living in CA for only a few months and will be moving to another state entirely (not entirely sure which one yet because I will be buying a primary residence somewhere new, but it will not be on an LLC yet because it will be my primary residence that I live in and rent out).

Social scientists have done extensive blind "white name" v "black name" identical resume experiments "in the wild" with real life employers not knowing they are being experimented on, etc etc etc.- Due to the recent history of the Great Recession, the one area where the mortgage industry is not budging a single inch is in giving loans out to families that it can't be verified 10 ways from Sunday to be able to make the payments. - Add those two things together, and guess what we might end up with......

It is so frustrating because anyone who will take the time to scam someone in a deal will spend the time to figure out how to manipulate any system we create.With my idea, it would be pretty easy for 2 scammers or 1 scammer with 2 identities to falsely report several successful deals done with each other to give the appearance of legitimacy.This is a tough thing.Maybe you just let people air their laundry and take responsibility for what they have to say as Rich said.

Again, I don't think a lender will offer the same terms on a sales price of 1m property vs an identical 2m sales price property based on anything but comp value.I will start calling as this is starting to bug me again.

.- On more than one occasion I have seen homes that were updated and between tenants get ripped and stripped of all the copper and for $30 worth of metal, the thieves caused $10,000 worth of damage.You will find that in better areas, this does not happen as much, but it still happens.
