To unilaterally throw those to the curb, IMO, is a little irresponsible.

Just as important as location, location, location is, I put equal value on curb appeal or appearance in the interior of the home.

A local fire chief was not paying his gas bill and they came and turned off his gas from the curb box.

Oil spots large enough can be tracked into the house and ruin the carpets, they make the curb appeal look bad and are an environmental hazard that could get you fined by the city.

Market is 170k-175k... what I realized is that appraiser doesn't not look very much at how new is pi.aint, carpet, curb appeal etc etc... a if I sell it to tenant I can get appraised price... if I sell it to an investor, a house with a $1300 rent is worth 130k top, if I take out the tenant and rehab it... it will take me 30k of works and 5k of closing costs to sell it retail... so if I sell it to the tenant I can get 30k more.Any other ideas?

This is the approach I would like to take, however I did not have a clear picture how to evaluate the deal considering my intent to provide up front capital for repairs/upgrades on 2 units and curb appeal.

@JW Franz  not yet  but I suspect it could be one of those things that does appealed.the main issue with that model is many folks were taking advantage of minorities .. especially non English speaking.. buying homes for 10k for cash and selling them to these folks for 50k on terms. saw a lot of that in Detroit as well.DF sought to curb that activity and to real in price gouging.. just because its OF does NOT mean a buyer should pay more than the house is worth for the privilege. you can sell them all to investors today if you want.

And if this is true, which I believe it is, it makes it particularly important for your apartment or SS facility to have professional and attractive curb appeal with big signage.I've driven probably 100+ deals in Dallas / Ft.
