If things don't work out, protect your $!

A GP could say some deals do not work out and oh well but the negative press your company gets and the LP losses incurred those investors will be lost forever on future deal and they will tell everyone their story.

We sure have and are now doing a deal for this investor where they keep 100% of the profits.Folks that do their best, will make mistakes (Honest mistakes for those that work with integrity).We have been thrown under the bus quite a few times on this forum like many others but I sleep peacefully because I know we don't steal, cheat or lie and always do our best for everyone.Many times things work out well and other times they don't.Such is real estate and such is life.I don't think one can be blamed for doing their best.Upwards and onwards and wishing you all the best

If that doesn't work out I would just say wait till you have the additional 5% down saved 

Maybe because all “leasing agents” and “supervisors” are completely inexperienced in property management and work out of a call center in the Philippines. 

A drowning man will grab at any rope.Maybe you can make this workout if you can find something . 

Without that it will be a tough task to accomplish unless you work out some custom structure or bring the GC on the loan with you so you can leverage their direct experience.

This is the way to do it, and any investor looking to purchase in the Lubbock market (or any TX market right now) needs to do the same and focus on the numbers rather than hoping things will work out.
