We have received listings from a few wholesalers but nothing that seemed workable.

If I had to do it again, with someone I wasn't actual friends with, I'd go hard on an iron clad workable document.If you're the one providing the real value, and they're just cutting a check to sponge on your deal, then my suggestion is to make some terms that work for you and if they're not happy move on.  

Maybe I should accept a lower to no cash flow multifamily as long as my live in unit cost plus the cost of negative cash flow is still affordable and moving me closer to a workable equity situation in a year.

We need more info.Also, if he just bought in 2015, it's unlikely there's enough equity to make this workable.

There's always a number that can make a deal workable. 

Im not pulling the trigger on 315k like you said it's not workable that that number.I offered 275. 

He didn't really pass much workable knowledge to me though, so what real estate knowledge I have is whatever I got through osmosis working with dad and through buying and selling my own homes.Now I'm basically binge-listening to the podcast from the beginning and keeping my eyes open as I drive around.

A quick question - after analyzing the properties and found some work-able ones, what is the immediate next step? 

If it turns out to be a workable deal, I would also be needing to take on a partner or partners.

We will continue to use Listsource, but we want to expand our net using other sources to hopefully increase our odds.My question is does anyone know any other good public records websites other than Listsource that we can find workable leads?
