It’s a B- neighbor sandwiched between the three best neighborhoods in the metropolitan area (and it’s schools have been improving).

I know this area pretty well and I would consider this area a B class neighborhood, not the best, but not horrible. 

I see so much opportunity out now in terms of inexpensive lots, I was just out to see one in Northern IL that looks promising in a B+ area.

Hoping someone can point me in the right direction.I have a spanking deal on a gut rehab job where with ~300K in I can buy and reno a 10 unit apartment unit in a B/C class neighborhood.

What property class is this project categorized under (A, B, C, etc.)?

My intention is to SELL the property because I want to get out of the real estate business and want to make sure I do everything correctly with regards to AB 1482.

This was based on asking a lot of questions, seeing if they answer them in a BS way, ask for referrals for some of their existing clients and research them and make sure they are in the market. 

I have gotten complete newbies 90% before because they had great credit and the project was nice and cookie cutter with a good spread in a B neighborhood.
