He's not selling D-class junk to unsuspecting investors like that one guy we like to meme but IMO he's too sale-sy and often bases his teachings around what he wants one to do (buy his programs and invest in his company), which tends to happen when someone has programs or something else they want to sell. 

I'm sure there are some great mentors out there but from what I've seen out here in San Diego, these mentors are making more money on each unsuspecting student than they are on each of their deals, heck they mentor more students than they have ever done deals.

On the flip side there are brokers and agents who will try to sell trash properties at a premium to unsuspecting buyers.

Not because it doesn't work, but rather you send a tenant out to prey on another unsuspecting landlord without a paper trail of verifiable historical facts. 

John Lindsay, the author, responds to a variety of classified ads, making ridiculous offers to unsuspecting victims. 

I myself get tons of daily business from competitors that send mailers to unsuspecting little sellers.

Makes perfect sense because it'll likely arrive to the unsuspecting buyer in FUBAR condition.

I think much of what goes on in these temporary housing situations is just do what you can get away with.I see all sorts of Australian and British marketing companies hawking what amounts to hotel rooms in North Dakota to unsuspecting investors and telling them they are buying a room , Like it was a condo or something.. totally out there and who knows were it will end.End of the day its temp housing unless you plan on keeping these long term

But to also just load it up with whatever garbage off the street with a pulse so you can inflate your properties value to dump the flaming mess on an unsuspecting buyer. 

And in his posts, I don't see him trying to sell or profit in any way from the current Pinnacle investors.I've read some investment books and I believe an "Accredited" investor was created to protect unsuspecting investors like some of us in this forum.
