You could just have her file a Quit claim deed and leave it in your name only instead of an LLC.

I have great insurance contacts and it is NOT necessarily expensive like others claim. 

I did not read the rules around security deposits. you may be allowed to use those funds and still file a small claims action for any remainder, but I can't imagine that it would be worth it if you have at least one month's rent in security deposit. 

Even if I have a claim every 10 years I will have saved $80k over that time period compared to the people who pay for better insurance.
