Here is the law on evictions:http://www.dca.ca.gov/publications/landlordbook/te...Normally, yes, you could give them a 3 day notice to comply with the lease or quit.But.These guys have put the screws to you, maybe knowingly and maybe not, by asserting a right.

The banks have never let us put less than 1k em here on FLThey let you out $500 down if te property is under $50,000 (I think that's the magic number) otherwise anything over would require $1000, and that's fine, but your selling this, your not a bank.

So before you buy a restaurant, you need to know enough about running a restaurant to be able to go over te figures and know if they are realistic and to recognize what is being left out of the expenses column.Restaurants are deeply affected by new restaurants in the area, changes in roads, bad management, bad press, and just plain fickle public.Restaurants in my area are having a very hard time with the very steep increases in the prices of their main ingredients.

There's a lot of stable employment in the area such as several multi-billion dollar companies that have a presence in the area (Hershey, TE Connectivity, Phoenix Contact, Rite Aide, ) as well as many Federal jobs on top of all the state jobs that @Bill Goodland mentioned.
