Often times if there is an issue with the retaining wall, it will be apparent (cracks, tilting, etc), same with drainage (evidence of past erosion, water pooling) and foundation (cracks, displacement, etc.).

My research has also revealed that most of these waterproofing solutions dont work for various reasons(no proper tilt in drain system so water sits stagnant and becomes smelly, no drainage at all...b/c they simply drain to under the foundation, etc).Now I know what to look for in a company, but I have a friend who builds houses and I might try to get him to help me do this myself...and maybe...just maybe...I could save $5000?

If you have really low rents your repair costs could be a higher percentage and then the rule might tilt over 50% because a roof might cost 10k on a unit bringing in $750 a month as one that brings in a $1,000.
