This is tough to tell as you can have 1 tenant in a duplex that could give you more work than an entire quadplex.I hope this helps!

I got the impression she was looking for a fight more than an answer. 

It was not producing a return that justified the effort and this was a purchase made prior to the recent rate hikes and the crazy appreciation from 2012 to 2022 (so its return was better than if the property was purchased today).I do believe a local investor should do better than an OOS investor, but it starts with accurate/realistic under writing.

Doing it this way allows you to ease your way in and costs you less up front - down payment for an owner-occupied property is much lower than an investment property, you may qualify for down payment assistance and can even use funds as a gift from a family member if that's an option. 

In an oversaturated market if you had marketing stats to show effectiveness you could win clients but the setup part of your business is likely to take off more quickly in a growing market than an oversaturated one.  

Inflation is up, people are stressed, savings are exhausted and this unexpected so called break may leave this person homeless.This ^^^^ And I saw a news story recently that 50% of the US is currently having problems making their housing payment - both renters and owners.
