However, I haven't ever really checked out the forums before.I'm born and raised in San Diego, but with the current market and limited income (middle school teacher), out of state seems the most probably way to add to my portfolio. 

You may be able to find a way to become a value add to one of the teachers in exchange for one on one coaching.

There are some local job workers including school teachers, 6 or so Sect 8s, 3 retirees and 3 'absentee' renters.  2nd home folks who like the area and have family there but have houses and lives hours away.The vacancy rate when I bought my 1st apt bldg there in '03 was 20% and I was buying at a 14 cap. 

I also get new school teachers moving in. 

I think they have 4 SFH rentals now.They are both teachers.
