Let's face it, a lot of what you write, and you write a lot, is about promoting what you do. 

I would just accept that this needs to be a small scale operation involving close friends and family until you have some tangible experience and significant capital of your own.

I know the Real Estate Guys talk about/promote Belize quite a bit Some resources here on their site https://realestateguysradio.com/markets/belize/Their podcast is pretty interesting and that link has some links to podcast episodes they've done about Belize..they do promote quite a bit and a lot's of ads compared to the BP podcast....but you can always fast forward of course.. 

Yes, while there is debate about the material status, I would lean towards MFS unless there is a tangible benefit for filing separately.

There are good sponsors that have a bad deal but what I have seen typically is the sponsor lacks significant experience - they have experience in marketing and raising money - which is not hard when you are promoting 15%-40% returns that clearly were not achievable on a consistent basis.
