It sounds like you've done both.Most important is the notification period prior to evicting them (30, 90, 120 days notice etc.)I've attached a picture how we have to go about serving notices in WA state.

I feel you would be better served by driving for dollars and putting together a small but targeted list of distressed properties that you can skip trace, call or mail the homeowner. 

They both serve no purpose.

It is self serving and imo worth it.

Find a cheap way to find sellers who need help, and then get busy serving them.

Our target market is group #2 and it has served us very well.
