I'll suggest a Missouri Series LLC with two cells, one for holding and one for general RE activities, they are basically considered separate entities that are a subsidiary of the main LLC.

If national and investment grade they might have set up the lease as a individual sub llc or have a subsidiary of a group of locations.

but i think for just pure cash flow  the Dalles might make sense you have the big cloud computing center there etc.. so you get a lot of over flow from the folks that work for the Boeing subsidiary in Hood River.. they make the drones.
