All I have to do is put a stamp on the letters and let go..but I haven't yet.

Be careful though, depends on your state, but you might trigger doc stamps or other transfer taxes by deeding into a separate entity.

Hello,I have a house we are getting ready to sell and an acquaintance offered to pay cash.This is in Oklahoma where we pay doc stamps and I can calculate that cost, but what other fees will there be to sell a $95K home for cash? 

Also, each county has its own rules on which stamps, affidavits, and other documents might be needed to record the deed.  

It’s been my experience that multi-fam tenants are not going to pay a single food-stamp extra for curb appeal.

So I am just over 1% right now (could get a few more calls next week of course)But this letter was a hand written envelope, typed up letter, hand stamped, and hand signed.

A lot of them are redundant, but they'll stamp the basics into your head.
