I think of the conditions in Venezuela as a cross between the United States during the great depression crossed with Berlin at the end of WWII sprinkled with the flavor of a cartel owned Mexican border town.

I also have restaurant owners who are already interested in renting because the kitchen space wouldn't require city planning or big-ticket requirements, eg, sprinkling system or fire escape catwalk.

If you can get the receipts, and/or establish a written documentation of these with photos and sources in a "Cost Segregation Analysis" then take the total cost off your 27.5 year life property and add them back under the 5 year (flooring, rugs, light fixtures, appliances, etc>) or as 15 year property (landscaping, lawn sprinkling systems, patios, new driveways, etc.)

I also think the people who prey on people looking to make money in RE with little work and $ are immoral as they're making money selling a system that they know won't work (it's like selling shovels to gold prospectors and pointing them to a spot where you know there's no gold) Perhaps I could have been more specific but a sprinkle of hyperbole makes life interesting.

I applaud you for your forward thinking, but you may want to sprinkle some of these properties in with more conventional construction until you are certain the investment will work for you long term.
