Unfortunately we turn down many investors that come to us for various reasons.One of the big reasons is that if someone doesn't know what they want, I'm not the one to tell them what they should want.If I used such conversion tactics (Which I could easily do), would smell disaster long term IMO just like it did for many other overnight turnkey scammers promising 15%+ cap rates.It's not all about money/profit for us and it's also not all about baby-sitting incompetence either.We have enough "free" online marketing content where a half sophisticated investor can easily come to a conclusion about all of our offerings.Many try to side step the obvious and want more for themselves.Building a relationship in business but in life also shouldn't be about "take, take, take" or "me, me, me".It should be "give and receive"I bet that many folks can provide or offer some value in return from experience they gained from a W2 or in another way.Guess how many have offered something of value over my last 12 years of investing?

Hi Caleb Rehg,If you have employees you will have to pay quarterly PAYROLL taxes, but these can be taken care of by a payroll servicer such as Gusto or ADP.Otherwise, if you expect to have a substantial net income from the rental property at the end of the year, you may opt to make quarterly estimated tax payments so that you that you don't get surprised by a tax amount owed with your tax return.

@Ben FrenchYou can find more expensive notes in major cities but two things typically occur with these types of assets.First is you will pay more the note and second is the borrower is significantly more sophisticated and will also employ a legal team and fight you tooth and nail to keep the property if it does have value.

Everyone has a different perception on the different asset classes.Just depends on how you where born and bread 🤷🏻Someone living in Beverly Hills would call my "B class" a "Z Class" lolI consider B class in Toledo to be as follows:1) Good infrastructure supporting home owner and tenant demand (Schools, colleges, hospitals, medical centers, larger employers, etc...)2) Employed tenants that are sophisticated enough to pay rent online.3) Well kept yards, no bordered up homes, pride of ownership in the community.4) Mix of home owners and investor owned (Leaning more toward home owners)5) Lower crime rates and some upside potential from an appreciation standpoint.6) Entry sub $100,000 with 8-10% net returns on cash investments.Every market has different numbers and cashflow expectations Much success
