I would pull comps, see what sold for the most and fastest.

I have sold a couple to investors and some to occupants and can't say I have anything to complain about. 

The "private money", btw, is supposed to be Arnold's own money from one of his three "private equity firms."

It was a wild time for subject to transactions while interest rates were increasing, property values were increasing, and lenders were stuck and could not call loans due when a property was sold or transferred.

So I did what most serious new investors eventually do and learned how to get private money debt partners and equity partners.

I thought it was securing funds FROM private lenders to cover deals for investors- make a deal and get a cut.
