Chucaralao  the only pre-screening I ask is number of people, number and type of animals, number of vehicles, and do you smoke?

Probably depends on what drugs...if they're smoking a little pot, I'd probably just mention it to them, and ask them to please not do that in my property. 

i once heard on a podcast about this, that the guy even included 'how to know if your lightbulb blew out and how to replace it.' it's not common sense to many kids who lived at home up until then. this will reduce headaches for you. how to know if a toilet is clogged and how to unclog it, what to do when smoke detectors go off from cooking...

Alarms:  Is there a central Station Burglar or Fire Alarm, hard wired smoke detectors or CO detectors, video, etc.4.

Make sure evidence is preserved, like status of smoke detectors. 

So (in my opinion) they are financially misaligned on long-term performance (and I think this is why there are so many people who have had bad turnkey experiences) And, as someone who has done lots of rehabs directly myself, I have seen hundreds of ways that turnkey operator could take shortcuts (to the detriment of the investor but beneficial to their bottom line) which investor could never detect (or not until years later when it's too late).

The smoke is still settling and settlements are still being negotiated, subject to approval and final resolution. 

Keep your common areas clean and neat, possibly have a house cleaner come in twice a month for these areas if your budget allows it, have solid house rules that you enforce regarding at a minimum quiet hours, parking, smoking, pets, and visitors just for starters and be sure to run it like a business and decide if you will have month to month terms, 6 month terms or yearly terms.

For example, somebody who violates the non-smoking rule: written notice, first fine $25, second fine $100, etc.
