I feel like I have the angel and devil on my shoulder in this situation. 

AirBnB has had this chip on their shoulder from the very beginning, this crisis is just allowing the leopard to show its stripes.

Very few contractors are going to work like you are over their shoulder, unless you are.

If someone gave you several months upfront, that's an immediate weight lifted off your shoulders.

Paying a bit extra to get someone with years of experience to look over your shoulder is a smart investment.

This is my first property that I just purchased a few weeks ago, so I don't want the tenant hovering over my shoulder and trying to start any arguments with me while I am there.

This takes quite a bit of pressure off my shoulders by planning for their safety prior to planning for their future, though I'm doing both. ;) 

Also keep in mind you will need WC/GL which will cost around 20K a year for minimal volume, you will be on the hook for warranty and callbacks as well as taking on all the liability that the GC would normally shoulder. 

You can get into houses with little to no money down, you get an extra pair of eyes validating the deal for you, you have someone looking over your shoulder making sure you and your contractors are staying on task and you don't have your personal residence tied into the deal in any way.
