Hey @Julie Brangenberg - I have an AirBnB here in Chicago but never in specific college towns...I would tend to say that it's probably not the best location unless you have boots on the ground there.I could also see more damage being done in college towns, higher repairs maintenance, and shorter stays but that is honestly just a hypothesisIs there a specific reason you want to get into the STR space?

The HOA restrictions limit me to renting the house only twice per year, and the insurance cost for rentals shorter than six months is significantly higher ($12K-$14K) compared to rentals longer than six months ($4K).

High level $200k for a $36k gross return is a low yield..however I think there are a few variables..with 35% down you should be able to get stronger lending terms, if the seller is workable you could entertain a concession towards a rate buy down for lower obligations, possibility to look at shorter duration (ARM) loans if you only intend to own 3-5 years which could also offer a lower rate.

The best bang for your buck is arguably 30-90 day trades and I would have made a ton more by having a shorter time frame, but I am happy with my gains and the risks required.Apologies to the op for the hijack but I think this relates to his belief that at some point the house of cards will collapse.
