We have a primary home, short-term rentals as well as paper investments. 

I use this type of system in a ten unit that I own because the cost to submeter each one was cost prohibitive I usually don’t include other items like wifi/internet unless it’s a furnished/short term rental. 

Additionally, the beach is still within reach...just a short 1 hour flight or 6 hour drive.

You did it passively, so don't expect substantial short-term returns.

@Chris SeveneyI think those that took short term debt, trying to extend their terms, and now that the 10 yr has shot up, it's gonna be very interesting.

Nonetheless, you can base the DSCR calculation on PadSplit rent (if there's a history of PadSplit income being produced) or short-mid-term market rent (an analysis done at the same time of appraisal).
