For example, if the tenant wants to install shelves in a bedroom closet, do the shelves stay and become owner property or does the tenant remove them and return the closet to its original condition?

Put down a $15 indoor/outdoor carpet and maybe a few shelves and it will be perfect!

Anything, and I really mean it, anything under $200,000 is flying off the shelves in Jax.

We store all our clothing on shelves in a large bathroom.

If the property has been sitting on the market, ignored, while everything else is flying off the shelves, NOW you can start offering lower than ask..

There is no pantry, but plan to put some shelves in the area just around the doorway. 

If their request is for interior painting, consider a written agreement that they will have all walls cleared of their personal items (pictures, shelves they've put in, etc.) with the date range, adding in several days for delays, all personal belongings moved into the middle and covered, all at their expense, and that neither you nor the painters if you're hiring out will be liable for any damage to their personal property.
