Electric, gas, water, sewer, garbage, internet, cable/satellite TV are all on the list.

The question: What are the best ways to water proof the house especially against major damage from water heater, fridge, dish washer, washing machine, plumbing leaks?

I am speaking from a personal experience and poor expensive choices on my part.  5A) As with most commercial leases - non attached trade equipment such a refrigerators, mixers, steam tables, unattached tables and chairs, dishes are property of the tenant as long as they are in complIance with the terms of the lease.

Think your guests will do their own dishes, take out their own garbage, change their own beds, etc.?

She has lived with us a very short time (4 months) and leaves dishes in the sink, burns incense (had to be asked twice to stop), cleaned the shared bathroom once after being asked, and has never bought any paper products as indicated on her roommate agreement. 

Wash some dishes, Eat some pizza in the living room, sit on the toilet, and stand in the shower.

3 days before closing we got the appraisal back and the appraiser had discovered from the satellite image on the GIS that the lot line was off, half of our parking lot technically belonged to the neighbor.

The "house contribution" goes to all communally used items such as trash bags, dish soap, toilet paper, laundry detergent, coffee, etc. 

They come furnished with everything down to the dishes. 

And tben, dishes and utensils need to be rinsed with fresh HOT water.
