Not wanting to reinvent anything,  Does anyone already have one they use?  

Knew I wasn't reinventing the wheel (or hoped, rather) so thanks.70% and 2% would be nice, but I haven't seen them but once in a blue moon in South Florida.

Anyway, am in the process of doing just that; but thought why reinvent the wheel if there is something already available. 

I personally don't see the need for myself in my area to reinvent the wheel when I know the top agents.

And I hope I don't have to re-invent the wheel.  

Hi  all am new  to  the area  live in Canada where I  have been working for a while looking to move south to the States where there are more opportunities..Looking for other investors  to network with or any advice I can get as I re invent myself in this new market.I am 64  and love finding  homes and discovering  there stories and matching them with  investors or contractors.

On premade documents, I am partial to those made by legal publishers (I like Nolo but disclosure I did one work for them, though not forms) as a starting point (don't reinvent the wheel)but then adapt and customize these to your needs and state rules (with advice as stated in 1 above)..3.

Don't try to reinvent the wheel; what you're trying to do has been successfully done by hundreds of others.

In other words, don't reinvent the wheel.
