Jason,I purchased one property that had fire extinguishers, when i remodeled the place i re installed them, i actually just told my PM last month to install them in all my properties. smoke detectors should be in place but i would make sure the PM puts that on a yearly maintenance schedule to change the batteries and have them replace the filters on the a/c units at the same time. as far as door locks, i do not change them unless we feel it is necessary to, i do have one student rental that i have a keypad door lock on that i can control from my home, i just changed the code to get in because there was a change of students this year and the old code was in place for 2 years, the new students asked if we could change it.

I'm concerned about the aesthetic aspect being a turn off for potential future buyers or tenants.The plan is to run the tubing behind existing crown molding that will be removed, modified, and reinstalled with the tubes running behind it.

However, there is a small section of ceiling and wall drywall that was removed (I think to repair a water leak) and was never re-installed so there are exposed water lines and studs.

Also the coretec -because its floating - can be replaced in sections - or better yet, pulled up, underlayment/subfloor can be repaired and it can be re-installed because it is waterproof.

Yes and no.The $200 to remove and reinstall a toilet is little excessive, because he should've assumed this on the price from the beginning.
