I too am looking at a house that is owned by this company, it's also listed with an agent so hoping she can get things done, it's definitely a fixer-upper and would never pass a fha, cash deal.

Each prospective new tenant over the age of 18 must complete an application, pay a $20 fee, pass a background check, and sign the Agreement.

If you pass a resolution that says the company will purchase a general liability policy of a certain amount for ALL of the managing members of the LLC in order to induce them to keep actively working for the LLC etc. it would probably be OK, add in your personal house and it is a problem because that is not furthering the interest of the LLC itself.

There is a little paperwork involved and you have to keep the properties to a certain standard so that they pass a yearly inspection.

She was telling me that the home needs to pass a 4 point inspection prior to being insured.

Condo associations/developments have to pass a background check for financial stability before they will lend and the check can take up to a year.

It works well because the guy painting a house down the street may pass a distressed property on his way to a job which he would gladly tell me about :).

Chase and Wells Fargo are big in Denver, and i wanna say that even they are trying to pass a bill that the federal gov can't use tax payers money to go after states rights.  

I pass a house all the time that is a vacant house (starting to fall apart, unkept, notice on window from county, mail piling up, ect.) that would make for an excellent flip in a desirable area.
