This deal came along and I have an opportunity to cash flow $3k a month When converted to a fourplex and it has a non attached garage that I could turn into an ADU which would add to the cash flow.im just hoping to get out of the hard money loan and lower my payments and rate if possible so my rents can cover mortgage.I have an air bnb rental that I have a very nice chunk of equity in but won’t be able to sell it til spring.

As @Jonathan Greene mentioned this is kind of a dated strategy in the new price/interest rate environment.

Ironically, these are often the best opportunities to build equity and find great deals.

While Colorado's market can be challenging due to high prices, exploring suburbs like Colorado Springs or Pueblo, or even considering out-of-state markets in the Midwest or Southeast, can open up better cash flow opportunities.

I wouldn't let our current situation necessarily get in the way of a great opportunity for you.

Have we gotten to a point in this industry where a property is more attractive by short changing the true fundamentals and classifying the property an affordable housing opportunity? 

Outside of that, looking for value add opportunities that help maximize rents and understanding immediate needs to turn it over to the a rental (appliances, fixtures, paint, flooring, etc.).
