We have 11 properties under mgmt with them, all built by their preferred builder. 

However, they are not lawyers and may not be aware of certain issues that need attention.I prefer to have an attorney on my team anytime I'm signing binding legal contracts.My $0.02 ...

I am a realtor and wholesaler, and I get some buyers looking for owner financing, some sellers need/prefer getting cashed out and there are some lenders I work with who can provide the financing however they run out of funds sometimes.

Definitely a personal preference.

Preferably stay for one year and find another house.

This is my preferred means of purchasing rental properties for cash from the SDIRA. 

While that may be good for the 10% pref investors, you may have been better off holding another year and getting another 7%.Related to this, I generally don't like preferred returns as a passive investor.
