Our focus has been on documenting our strategy, creating work instructions for all of our processes, holding true to our buy box, and not overleveraging ourselves.

Now purchasing a home with cash is always good b/c obviously cash is king but also I think the part you might've missed is that, the money your utilizing on these home's won't actually be yours, but the banks or whatever institution you used to fix the home or make its value worth more.

I've bought a ton of homes pre-foreclosure and at auction, happy to be a resource on that stuff, plus we just launched Bid Pirate, which is the one place online for NH, where you can see all the upcoming foreclosure auctions in one spot - you can learn a lot from the regulars at the auctions........ get after it, sister!

I am looking to purchase real estate for both investment purpose as well as to offset as much tax liability as possible.  Is my thinking correct that homes in highly appreciated areas won't benefit as much from Cost S...
