I would love to meet and network to people in South Florida , and find a mentor or someone who has taken a similar investment route that I am doing from flipping to owning rental properties.Really just meet likeminded people. 

Attend local real estate investor (REI) meetings and get to know people.

In many states I get people 90%/100% even for beginners, CA is not one of them however has investing in that state is often pricey and lengthy timeline wise.In smaller markets between the ohio valley and the colorado rockies, there are pockets where newbies can sneak into the game for cheap and for quick. 

So it probably makes sense to send targeted letters to people who you're most interested in connecting with.Solid advice, thank you.

I have not done it myself, but have helped some people with financing.

My mission is to have people use creative financing  safely, ethically, and legally.

I see why people hate permits.

Like most people have noted, Costco and Amazon are the best places to go.

People have already moving to the Surprise/303 area in recent years.
