Is there a pattern of making mistakes regularly, as opposed to once in awhile?

The BP calculator does not know unique location dynamics, supply and demand, redevelopment, gentrification, demographic patterns, job and population growth or lack of, schools, crime...you get the picture.

The investors I know doing it for many decades over follow a similar pattern.

Same goofy tone and pattern.

Tenants are very much like sheep, and I have it on very good authority (Matthew 9:36) that Jesus really set the pattern here.

This plan theortically seems good just wondering if you/we are going to run into issues with lenders once there is a pattern of requesting loans for the same types of units?

I'm doubling up in April to see if I can't find a pattern here and verify the numbers.  

In most markets and neighborhoods you can establish a pattern but in markets like these it becomes completely subjective by using the extraction method.

If you do a grid pattern you will find it .once you hit concrete you will keep hitting it at the same depth for about a 4 by 8 area .  

Look for patterns and consistencies, just because you see a few ads advertising a 20% return or a 7% return doesn't mean that's the market as a whole.
