It seems to me we are back to pre-pandemic levels. 

That was part of the reason I relocated and began investing in the Oregon Coast in 2018..I could purchase for less than the cost of renting..Pre-Pandemic, real estate on the Oregon Coast were surprisingly affordable, since the 'secret' is out the OR Coast has become a destination for investment, relocation and retirement planning. 

Mortgage demand is down 14% over the last year and 40% from pre-pandemic levels (Reventure).

Purchase price: $100,000 Cash invested: $45,000 Sale price: $285,000 Purchased mid Covid-19 Pandemic.

I originally purchased this house as my primary residence during the pandemic with the goal of renovating it while keeping the charm of the original features.

After all, national active inventory is still 30% below where it was pre-pandemic.

I made so much money during the pandemic and don't regret doing so that time during my college years. 

Even odder is that with the recent pandemic the product on the market is being sold at inflated prices.

@Johnny Chen I've been watching the market out there, thinking that the pandemic would depress prices as the hotels were shutdown for a while. 

I invested with them last year and even before the COVID pandemic, they had mismanaged the investment I became a part of, to the extent that they failed to pay any dividend and would not respond to my emails.
