Most PMs concentrate on marketing, and at least somewhat neglect operations.  

It could be a game-changer for streamlining your operations.

I have managed STRs for 10 years in Los Angeles, so I understand the business and operations.

In the state of Florida, you should have two bank accounts, operating and escrow. 

To clarify, I have been studying real estate for several years, but have been otherwise engaged in operating  other businesses that my wife and I both own, both as CFO and CEO roles.

So this is not something new, I've used Flat Fee agency before and I know how these guys are working.It' small shop operation, 3-6 guys, with 1 TC.

If the property breaks even, or operates in the red currently, it will only operate deeper in the negative (unless you find a strong ROI like creating more bedrooms, convert a non living space to living space, etc) with another loan. 

I think some min level of regulation benefits everyone, including wholesalers who currently operate in no man's land. 

Sounds he’s not interested in going through the rent up stage and being an operator.

Talk to other clients, go look at his current job site and see how clean it is, the quality of work, if the order of operations is making sense so far, etc.PS I'm a GC in the Nashville area and can take on a handful of clients in 2025 if you need me.
