I would highly suggest using Zillows RENTAL MANAGER app.

Given my tech and data background, I'm considering developing an online app specifically for Canadian investors.I'm envisioning an interactive dashboard that integrates economic data, sales figures, bylaws, and rental information, complete with prediction models.

You can Google time tracking templates/spreadsheets or download a time tracking app.  

Cue the dramatic music and a small single woman racing through the night with her dogs and cats, in pouring rain and unbelievable wind.

Price is reasonable and from this discussion and my 10min on the free version it seems there is value in the app.   

My plan is to use the google form to get them to the unit viewing them explain to the me that they'll have to use the app to apply, pay, and request maintenance.

@Steve Ford - I use the free app DealCheck to run my analysis because it has all the line items in there so I don't forget an expense.

@Shawn McMahon I will echo that getting connected with a good real estate broker will make things easier, but meanwhile the Redfin.com app gives you the next best access to MLS listings, and is a little more user friendly than the MLS Portal.
