Quick list, pros- low vacancy rates, high rents, moderate/high home appreciation, high rents increases, demand is always there as people move/commute from NYC; cons- very competitive, pro tenant laws, high property taxes, some towns have rent control, high barrier to entry with expensive multifamily prices.

I haven't sold any, but all the appraisals after doing moderate to large rehabs in really good areas of the cities I've invested in have proven to be a tremendous return.These are in such shape that you cannot buy MLS-- you must buy cash, fix yourself, then I list it for rent.

Then use that money to buy properties in cash from motivated sellers, close the purchase super fast (use this to your negotiating advantage to make the deal more profitable), rehab (target a light-moderate job mostly cosmetic), and then you might be able to BRRRR profit but if it's not THAT profitable, then sell.
