As to Grant Cardone, you have to have capital to do a bigger deals... and syndications is one way you can do that (which as I understand it is the deal that Grant pitches)... combine  your money with others to do the big deal... but at the end of the day, you own $20,000 worth of a $10 million deal if you put in $20,000.  

So I pretty much want to find someone who can just evaluate my properties with data and experience and tell me what to do, like a consultant.I did the pitch for the BNB Investor Academy, currently $12k btw, and I was a little bummed because it seems like more of a school, and when I messaged Michael on IG he said it wasn't a school and that I should sit through the pitch.

You can secure the property with a promissory note drafted by a lawyer or a title company, but keep in mind that “taking back the property with the note” as it is often pitched by gurus is not always actually that simple.
