Next year we're projected to have 8.5% growth as well, so rents just keep going up and it's better to be able to quickly capitalize on the increase in demand.And a big part of the reason is the influx of Bay Area millennials to Sacramento. 

It's an area with high demand for rentals among the millennials and I don't see that changing any time soon.

Sounds like a can't lose proposition to me.That said, I believe the millennial generation will be a generation that rents far longer into their life than their parents did as they are waiting longer to marry and tend to be more transient in their 20's than their parents were.

You have to be patient and willing to fix up places before renting them.Job growth is very strong, vacancies extremely low, incomming residents from other places, and the two urban cities are growing and popular with millennials.

Being on the older cusp of the Millennial Generation, his points about not wanting a long commute, a walkable downtown, and central location resonated.

Oil is still weak, Boomers are retiring debt and Millennial buyers are not out in force yet.  

As rents increase and millennials shift from needing the "white picket fence" to experiences in the ity, I think this trend will continue.

I think because my intern is a millennial that I was a bit surprised that she would think of checking the BBB.
