Hey everyone, what tools/method do you use for estimating the cost of maintenance and repairs of a multi-family home (2-4 units) ?

Buy the property, lease it up and refinance.One thing you’ll want to know about the credit facility is not necessarily the margin call parameters, which I wouldn’t be concerned with if there is a significant amount of equity in your investors securities securities portfolio, but what are the other terms?

I would be less concerned about the cheapest money and more concerned about decent terms and execution.

This seems counter-intuitive as I doubt you’ll ever find a really good PM company but the headaches of managing any kind of a problem remotely overshadows the ongoing concern that a PM company is inefficient and expensive (at least it does for us).

With that money - I am using it to invest using the BRRRR method. 

And yes, assessments do have me a little concerned with condos.

Slip and falls are a leading liability concern a property owner should be aware of and snow removal is not something to cheap out on. 

I'm not concerned about his being able to make the payments and trust him to do so. 

One concern is the debate of whether a repair is needed due to renter user or deterioration of item over time.

Not going to lie, there are a lot of concerns I have in looking at GoodEgg's website and their track record.
