The back door has had another "security" door installed in front of the original door that is solid black metal. 

*The cap ex is only so low because there is no garage, fireplace, pool, washer, dryer, garbage disposal, the windows are small and single pane, only one door per unit, no real landscaping to upkeep, they are entirely brick,  and there’s a metal roof.

If it is tan get 4x4 tubmled traveltine (tan color called walnut) install on diagonal direction with some 2x2 dark brown inserts like metal finish.Another suggestion is to run a row of 4x4 tubled travertine the2" border on top of that then continue 4x4" tubled travertine in diagonal direction!

My renters work short term jobs on large metal erections at a petrochemical refinery and nitrogen fertilizer plant.

I personally love a nice, new metal roof, but understand that a lot of folks do not.

I tend to mentally value any metal roof & sided MH at $0 too, but that gets validated during DD. 

During the construction phase, there will be lots of contractors making a large metal erection.

They invest just like IRAs into real estate notes precious metals etc.

On the very first day the new tenants, a group of three 24 year old stoners; I had to open my window and tell them that they weren't allowed to be banging on their brake rotor with a metal mallet at 11 pm.
