If they are low balls then usually you are asking someone to work for free as the fix and flip landscape is competitive for a low pay out.

My wife and I have overhauled our personal budget to reflect the 'pay yourself first' approach (allocate in order: income comes in -> invest -> donate -> fixed expenses -> variable expenses -> fun $$).We are looking to see what experienced people generally recommend for a holding tank for that 'invest' allocation while we target our first real estate deal.What financial vehicles have you guys used that works well for this?

Welcome to BP, I’m an agent here in the Phoenix/Scottsdale area and I work with a lot of investors on fix-and-flip projects, rental properties, and off-market deals.

The maximum fixed-rate period seems to be seven years, and there is generally a balloon payment at 10 or 15 years.

(Easiest to check and cheapest to fix.

This company charges 15% on top of any maintenance requests in addition to their normal fees but all I need to do is approve the estimates - they do all the work/communication with the contractors.Recently my PM sent me a few maintenance requests: a $1400 to fix some plumbing in a bathroom (clogged and leaking - contractor says they need to cut the pipes, reroute and replace some plumbing, recaulk.

The loan is a construction loan (interest only on the drawn amount) that converts to 30 fixed (3.375%) upon CO.

I use the fix and flip tab and it's great it tells me my allowable offer and all the tools are helpful!

If you need current income, I'd recommend another fix/flip.
